Great view site

This property is one of the few left with such magnificent setting on the mountain side of Benifallet, with uninterrupted views up and down, embracing the ever -changing seasons and colours of the agricultured valley.

It is only a short drive over the bridge from Benifallet, turn right and follow a very good country road along the river for a few minutes, then you will turn up left onto the access road to the land, with trailing grape vines over the stone walls.

A variety of fruit trees are over-grown and badly in need of TLC and will then bear fruit again.

The size of the property is misleading on first sighting. The terraces rise behind the Caseta and stretch right up to the top, sprinkled with a few olive and almond trees... with room for more.

This is an opportunity not to be missed! An investment for a weekend or holiday retreat with options for vacational rentals, for all those Europeans who love to hike the GR routes, cycle the Via verde or fish for the entrepid Señor Carlos de Catfish Gigantes.

Shared water-rights and piping from the river with shared access to the river, ideal for boating or bank fishing. Electricity nearby

You should be able to get local permission to reform the caseta, to incorporate the foundations of the area of the cisterne; the current "up-standing" caseta and the ruined room off to the left. On top that total area you could extend another 20% as enclosed accommodation and have the other 80% as an upstairs sundeck and even an outside kitchen / bar.

The authorities would allow you to build a covered terrace with a proper roof and columns attached to the front of the house. You would be able to enclose it with netting against the summer pests. Later on, if there are no objections logged, this could become a living room.

There is sufficient room to park your car and still have an outside terrace with a BBQ, seating and a garden could be planted for you to relax and soak up the river views that are second- to -none!

East facing - or maybe it is west or north I forget.

Size: ???

Mtn terraces behind the flat spot.. but whose? how many? how far?

Great value at 130,500 (£90,000). Euros???
